Polishing Your Home’s Potential – A Guide to Home Staging Basics

1) Curb appeal is extremely important. Landscape should be well maintained as well as the exterior of the home. It will tell potential buyers much about the condition of the interior.  

2)   Clean, clean, clean. Oh, and did I mention “clean”?

3)   Have grouted flooring and carpets steam cleaned.

4)   Pack unnecessary clothing and color-coordinate or organize by type  to give closets the impression of more space.

5)   Pack small items adorning shelves and built-ins leaving only a few choice decoratives. My rule of thumb is if it is smaller than a basketball, pack it. Anything smaller will be perceived as clutter by potential buyers. You want them to remember the home, not your collection of snow babies or bauble-head sport figures!

6)   Pack unnecessary kitchen appliances and dishes to make cabinets and counter space appear more spacious.

7)   New bedding and towels in all bedrooms and baths to make them more inviting.

8)   Remove personal items including family photos, religious items, collectibles, baby items and toys. Remember, your goal is to appeal to a wide range of buyers and avoid detracting from the home itself.

9)   Make repairs. It will nearly always cost you less than the buyer will want to deduct from the asking price, and will result in quicker sale of the home.

10) Update if possible. Pickeled cabinetry or avocado carpeting will tell buyers during exactly which decade your home was built.
